Find a Tenant Only Service
Aimed at the landlord who is prepared to commit a high proportion of energy, time & resources on the day-to-day operation of their let. Providing a full start-up service SW Property will ensure that all necessary details have been taken care of & the tenancy gets under way as seamlessly as possible.
This service includes:
- Advertising the property using Rightmove.co.uk and our own website and social media networks & informing known interested parties on our files
- Erection of ‘To Let’ board
- Arranging accompanied viewings
- Taking up references with a third party agency on proposed tenant via credit check agency
- Preparation of tenancy agreements
- Provide a full written and photographic inventory
- Collection of 1st month’s rent and bond from the tenant prior to handover
- Securing a bond during the period of tenancy with the Deposit Protection Service
- Informing utility companies (electric, gas, water) and local council of new tenancy at start of tenancy only
Full Management Service
Aimed at those that require a complete management service and do not wish to be involved with the day-to-day running of their let.
This service includes:
- Advertising the property using Rightmove.co.uk and our own website and social media networks & informing known interested parties on our files
- Erection of ‘To Let’ board
- Arranging accompanied viewings
- Taking up references with a third party agency on proposed tenant via credit check agency (cost to applicant)
- Preparation of tenancy agreements
- Provide a full written and photographic inventory
- Collection of 1st month’s rent and bond from the tenant prior to handover
- Securing bond during the period of tenancy with the Deposit Protection Service
- Informing utility companies (electric, gas, water) and local council at start of new tenancy
b. during period of tenancy
- Arranging any repairs/maintenance/safety checks as and when required (at landlord’s expense)
- Secure and hold bond during the period of tenancy with the Deposit Protection Service.
- Collection of rent, monthly in advance, in accordance with the tenancy agreement
- Transfer of rent, monthly, to landlord (less expenses/commissions) with statement of account
- Rent Guarantee
- Periodic inspections of the property, individual apartments, exterior and communal areas. (NB.- Loft voids will not be checked)
- Inform utility companies (electric, gas, water) and local council at end of tenancy.
